Attracting and Identifying Great Tenants Reduces Risk and Vacancy
Strategic marketing allows us to reach the tenants we’re hoping will choose your property for their next rental home. These are residents who pay rent on time, follow the lease terms, communicate openly, and take care of the property as if they owned it themselves. Our marketing plans include:
- High quality photos, because tenants will look at those first.
- Concise, descriptive advertisements.
- Maximum exposure for your listing through our website, popular syndicated rental websites, and our network of professional real estate partners.
- Responsive showings.
We’re quick to follow up with tenants when they call or message with an inquiry. We do just the right amount of pre-screening before we agree to a showing. We want to make sure they’ll be ready to move in when the home is ready. We also want to know about income, number of residents, and whether there’s a history of eviction. We’ll talk about pets and security deposits and rental terms.
Then, we’ll show them your rental home.
We’ll take care of everything that’s necessary to attract, place, and retain your Grand Rapids tenants.
An efficient and effective marketing process leads to lower vacancy times and better residents.
Grand Rapids Tenant Screening and Placement
Our tenant screening process is not dissimilar to the procedures all property managers use, but we review applications with a bit more rigor in order to really reduce the risk of placing an under-qualified tenant. The goal is to reduce the chance of late or unpaid rent, property damage, and conflict.
The standard screening process includes:
-
Credit checks
-
Income and employment verification
-
National criminal history check
-
Eviction check
-
Residential reference checks
What sets us apart is our underwriting process, and that results in a better and more qualified tenant for your property.
A full-time applications underwriter is employed by our team, which puts a focus on verification, documentation, and legally compliant tenant screening.
We know exactly what we’re looking for in a tenant, and what we wish to avoid. Our applications underwriter has only one job: to ensure your tenant is exactly who they say they are. And, to make sure that the risk in leasing to that particular applicant does not outweigh the benefits of approving them for your property.
Our tenant screening process is designed to protect your property and maximize your rental income. Find out more by working with United Properties of West Michigan.
