What do I do if I am an investor from out of state and cannot see what I am buying or what needs to be done?
That is probably the most important question to have answered. Unfortunately, there are individuals or companies that do not have your interest as number one and Grand Rapids is no exception. We have been asked to look at properties that out of state investors have purchased to find that many of them needed major repairs and had serious housing code violations. United Properties will send you a detailed video of the good and the bad of any property you are considering to purchase or evaluate any property you currently own to give you an idea of visual problems from a housing code perspective. United Properties is not a Licensed Home Inspector
What if I want a full inspection from a licensed Home Inspector?
We do encourage you to do that for your piece of mind. Very few residential investors do that, but it is a great idea. United Properties can arrange for one to do the inspection.
Is there a cost to have United Properties evaluate properties for me?
This is a free service to you from United Properties as long as you hire United Properties to be the broker if you are purchasing or use us for the remodeling. We do require a $200.00 deposit to do a voice over video evaluation and estimate. If you use United Properties, the $200.00 is applied to the cost of the remodeling.
Is it going to cost me $200 for each property that I have United Properties look at and give me a voice over video and estimate?
Yes, however if we look at 10 properties and you end up doing the 10th property with us all $2,000 will be applied to that project.
That sounds like it could run into a lot of money.
Keep in mind that we would have done a lot of due diligence before you would need this done on a property you would like to purchase. You would only want this done where the numbers look like they make sense. There is no charge to look at a property, figure a look and see estimate, do a market research as to the rent and put together an APOD to see if the numbers look like they meet your goals. If the numbers do not come anywhere close, the process stops you pay nothing. If the numbers look like they may work is where you may decide to use our services.
How quickly can you find me a house?
Many times we can find investment properties to fit your goal within a few weeks. However, it will depend on your goals, as an example we helped one investor purchase 6 houses and it took over a year.
Why did it take so long to find 6 houses?
This investor had a very specific goal and required a very high CAP rate. When we look at properties we try to anticipate worse case scenarios just like a bank would. This is for your protection in case the worse case happens. It is our experience, backed up by research, that the average time an investor is in the business is 2-1/2 years. The main reason this happens, is they are not making money and we do not want that to happen to you.

Sergio joined United Properties in 2020. He is a graduate from Pickens Technical College as a Nurse Assistant and as a Small Animal Care Provider in 2010. In the past nine years, Sergio has had various jobs, all focused around customer service.
Eden joined United Properties in 2016. Eden graduated from Davenport University in 2015 with an Associate’s in Business Administration. She’s the Executive Assistant to the Owner of United Properties, with a focus on procedural documentation. She enjoys playing guitar, reading, and doing outdoor activities. Eden is trilingual and able to communicate in English, Spanish, and American Sign Language. 
David joined the United Properties team in 2019 as the Director of Client Relations and Business Development. In this capacity, he is responsible for leading all leasing, application underwriting, tenant relations, accounts receivable, process improvement, remote workers, and general office functionality (essentially anything outside of maintenance and service). David comes from a longstanding career at a Fortune 15 company primarily in a sales and customer service leadership role.
Tim VandenToorn serves as Managing Partner of United Properties of West Michigan, working closely with our owners and overseeing the day-to-day operations of the company. Tim also started United Realty, which serves as a brokerage for United Properties and assists investors with the acquisition of investment properties.
Matthew joined the United Properties in early 2020. He is a graduate of Lee University with a bachelor’s in Intercultural Studies and also a master’s in Discipleship and Christian Formation. Matthew serves as a project manager over the Rent Ready process. He has 20 years of construction experience and over 10 years of experience in leadership positions. He oversees a team of technicians and schedules outside vendors getting properties back to the United rent-ready standard so that they can be leased again.
Carla joined United Properties in late 2019 as a billing specialist. Carla ensures invoices are received from contractors and bills them out in a timely fashion.
Cristina joined United Properties as the billing assistant in October of 2020. She has experience as a technology professional, an English-Spanish translator, and has worked the past several years as the treasurer of her condominium.
Rick is one of the newest members of our team. He has an extensive background in customer service. He and his wife are raising their 4-year-old son. Rick loves beef jerky so much he makes his own.
Harriet joined United Properties as a billing assistant in February of 2021. She has experience as a bookkeeper and a Property Manager for a Real Estate account. She was a working student during her college days. Harriet loves cleaning because she thinks it is therapeutic. She also loves watching series during her free time, and she’s a fur mom of one dog. Her inspiration to work every day is her family.
