Application Process

Thank you for choosing UNITED PROPERTIES, as the Leader in Service we are confident that you will find our service like none other. UNITED PROPERTIES is the exclusive agent and representative of the property owner and does not, in any respect, have any fiduciary or agency responsibilities to the applicant.  All federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status or national origin of applicant. Our staff of professionals are regularly trained and educated on the latest local, state and federal statutes pertaining to rental regulations.

Each adult (18 years of age and older) must complete a separate application and pay the application fee of $25 per individual, this is a non-refundable fee.

If applicant is a student, not employed, no or low credit, or have an income ratio lower than our normal standard, you may be able to use an approved co-signer to move into one of our properties. The co-signer must also submit a completed application and the guarantor form (which must be notarized), as well as pay the application fee.

A completed application consists of ALL of the following:

  • Application
  • Terms and Conditions Acknowledgement
  • Authorization Form
  • Move in Cost Sheet 
  • Valid Driver’s License, or Government Issued ID
  • Social Security Card
  • Most Recent Pay-Stub.  (If you are self-employed then we will need your tax returns to verify income.)
  • Once your completed application, including all information listed above, is received, we will do the following (this is typically done in 2 business days, or less)
  • Process your application
  • Review your credit report
  • Review your criminal report
  • Verify your employment
  • Verify your rental references

After reaching a decision on your application we will do the following based on the decision
Denial:
We will contact you in writing to let you know why

Acceptance:
We will contact you in writing to supply you additional information. At this point you will have 72 hours to sign the lease and pay the security deposit. The property will remain on the market until the lease is signed. The security deposit must be paid in the form of a money order or a certified check.

Once you have completed your application, you may do one of the following:

  • Bring it to our office at 1348 Front Ave NW, Grand Rapids MI and pay the application fee when you drop it off
  • Fax it to us at 616-965-2310, paying the application fee on our website at www.rentupm.com
  • Scan and email it to us at
